Genuinely the best room — bright, north-east light, and roomier than a typical one-bedder. The listing's golden-hour shot is overcooked, but the space itself holds up.

Clean and functional, but dated — laminate benchtops and older appliances, not the crisp white kitchen the photos imply. Decent cupboard space; the oven looked well-used.

The weak point. Older than it looks online — tiling and grout are tired, and the exhaust fan is small with no window, so ventilation looks poor. No mould today, but worth asking the agent about.

Fits a queen bed with room to walk around, which is better than most at this price. Storage is the catch — a single slim built-in robe, so you'd be adding furniture. Quieter than the front of the unit.

Small older block, well-kept common stairwell, secure entry door. No lift — it's a second-floor walk-up, worth knowing if that matters to you. Bins tucked neatly to the side.

Great spot — a flat 9-minute walk to the beach and 6 to the wharf, which the listing gets right. The trade-off is the road: steady passing traffic you hear clearly with the front windows open.

A.Nothing active. Under the kitchen sink was dry with no staining, and the window seals looked intact. The bathroom's the one to watch long-term, given the weak ventilation.
Q.What are the building and neighbours like — does it feel safe and well-kept?
A.Quiet on the morning I visited. The common stairwell was clean and the entry door is secure. It's an older walk-up with no lift, but it feels looked-after, not neglected.
